BCF 321: Self-Storage Assets with AJ Osborne

AJ Osborne is an investor in the self-storage asset class. It’s a growing asset class, and AJ founded a management company to increase his self-storage portfolio. He currently operates over $100 million in self-storage assets. AJ sat down to talk about self-storage assets and how you can get into this unique type of real estate investing.

We started talking about AJ’s early days in the self-storage business. He started as an insurance salesman but found a lucrative opportunity in self-storage. He began by treating the asset class more like a business than a traditional real estate investment. This served as the foundation for his strategy throughout his career.

AJ and I talked a bit about what drives the self-storage industry. Although it may seem as simple as ‘people need somewhere to put their stuff,’ the asset class is a little more nuanced than that. Unlike many asset classes, it also functions as its own industry. This brings a lot of pitfalls and can increase the learning curve for new investors.

From there, AJ went into some of the pros and cons of self-storage. He maintains that it is one of the highest-performing asset classes available today. The upside is truly tremendous, but it can be a tricky business for newcomers to handle. We went on to discuss some more of the ins-and-outs of the self-storage business as a whole. This led us into AJ’s projections for the future of the business. We also talked a bit about how new investors can break into the self-storage asset class.
