A selling agent should not be confused with a seller's agent (i.e. listing agent).

A selling agent is the agent who procures the buyer. This could be the seller's agent if the buyer came direct, and doesn't have a buyer's agent.

The selling agent could of course also be the buyer's agent, if the buyer has his or her own agent submitting the offer for them and so on.

Therefore, the selling agent is really the agent who's the procuring cause of the sale in terms of securing the buyer.

The term selling agent isn't often used, and is really only seen in the MLS. That's because MLS systems often require listing agents to specify who the selling agent is when changing listing statuses from say Active to In-Contract or Sold.

The MLS wants to give proper credit to the selling agent, and this is really only the only place where you'll see this term being used.

Otherwise, buyers are used to the terms seller's agent and buyer's agent. Seller's agent is interchangeably used with the term listing agent.
