We have remained optimistic but not relying on it to make decisions. This is why. There is more pain coming and although a good chunk of it is probably behind us, the capitulation hasn't happened yet and I expect more downside on everything across the board including real estate. What does this mean? Opportunity. Simply put, you want to buy things when other people do not.
