If you have no debt (no mortgages), and your properties are rented out in one form or another, it is nearly impossible to not make money off said property. While leverage allows for greater percentage gains on your initial investment than paying for a property outright does, it entirely depends on your goals in your real estate ventures, your timelines, world events, etc.
