Housing Inventory continues to be tight, could this be a reason? (Livestream HL)

Just musings on why the housing market continues to be tight....are we seeing a fundamental change in who is selling to whom? Should someone look into this? Is this a bad thing, good thing? What could be done, or should something even be done?
