Is it possible to wholesale a commercial property?

Good question.

Yes, it is possible.

All of the concepts are similar to residential wholesaling (e.g., finding a motivated seller, then reselling to a cash buyer).

However, there is one difference. To wholesale commercial properties in most cases (not all) you will need to gamble earnest money to put the deal under contract. This is especially true with listed properties.

So if the earnest money is $10,000 or $50,000 you will have to actually borrow, raise, or risk your own cash.

I do sometimes supply wholesalers with earnest money deposits for good deals so if you are in that situation, don’t hesitate to contact me.

I also buy wholesale deals every year both residential and commercial deals and try my best to take good care of my wholesalers.
