New Legislative Action For The North Carolina Workforce Housing Crisis!

New Legislative Action Alert In NC!! SB317 Addresses the Workforce Housing Crisis.

@ncrealtors and the North Carolina Home Builders Association have worked with Senators Newton, Moffitt, and Lowe to design a bill that will harness the power of the free market to build more housing units quickly.

* We have yet to recover our pre-Great Recession construction level.
* More than one million new residents have come to our state over the past decade.
* Demand has far outstripped housing supply causing house prices to increase dramatically.

Consequently, the American Dream 🇺🇸 of Home Ownership is simply out of reach for those who make our communities work-firefighters, law enforcement officers, teachers, nurses, first responders, and other vital workers. The middle class is currently priced out of the marketplace across the state. We need to increase the housing supply dramatically, and we need to do it now!

The bill will:
✅ Create a new type of subdivision encompassing at least 10 acres.
✅ Requires at least 10% of its housing units (single family, duplex, or townhouses) be sold to prospective buyers who do not exceed 80% of the Area Median Income (AMI) as set by the federal Department of Housing and Urban Development (HUD).
✅ Requires at least 10% of its housing units (single family, duplex, or townhouses) be sold to prospective buyers who do not exceed 100% of the AMI as set by HUD.
✅ The remaining 80% of the subdivision’s housing units would be market-driven, free from the costly regulations imposed on building new housing.
✅ Maintains health and safety, building code, minimum housing standards, infrastructure, and environmental regulations.
