How do you get the best interest rate in this market 2023? With a permanent rate buy down!

I want to tell you a story on this beautiful Sunday of not just one client, but a lot of buyers lately have really been taking advantage of the permanent buy-down. And one of the main advantages of that permanent buy-down is that you can qualify your payment and your debt to income ratio on that. Let's just say that someone is coming up with a 62% debt ratio. We can do a buy-down to get them to in the high fours or the low fives on an FHA loan(April 26th 2023), and all of a sudden they're in that 55% qualifying range. It's a win because many times people don't have any other debt that can be paid off or that they can afford to have paid off. And the permanent buy-down you can use for your loan qualification. The two one, the short-term buy-downs, you have to go off of the note rate that you're qualifying off of, not the lower payment. So it's a big deal.
