NEW REPORT: June 1, 2023. SHOCKING Utah Housing Data - Year Over Year Utah Housing Numbers. How does April 2023 compare to April 2022? Most people won't believe what's happening. A popular way to compare data is to look at year over year numbers. I’ll show how April 2023 compares to a year ago. There are some shocking changes. One year ago 3,926 homes were sold, 1,000 more homes sold compared to this April. A year ago, the days on market was only 6. It’s taking 23 days longer to sell a home today. 29 days is normal in a stable market. The median price per sq.ft. a year ago was $243, we are $23/sq.ft. lower than last April. In April 2022, the Median Sold price for a single-family home was $580,000 compared to $537,000 today. The median sold price is still $43,000 lower than when the housing market was Sizzling last year. A fool would look at these numbers & think the market is crashing. But, the market has already bottomed & prices have increased the last 3 months.
