Replacing a Rusted Section of I-Beam

This is my latest welding project, the building was built in 1974, the owners used to wash their van in the area where the I-beam rusted out. I was hired to replace the lower section of the i-beam it has 4” flanges, and was 7-5/16” flange to flange; I replaced 12” in length plus the lower mounting plate which was 3/8” thick. The concrete anchors were ¾”, and the whole lower section was severely rusted. I started out by needle gunning the existing beam in the area to be replaced. I cleaned that up then I tried to chase the remaining portion of the concrete anchors above the nuts, which did not go very well but I figured the thread inside of the nuts being covered by the nuts would be structurally sound if I could get the old nuts off without ruining the threads. I was right after removing the old I-beam I chased the anchors again and they were good. The job of replacing the I-beam took me 3 hours, not including making the I-beam from scratch. It took me 2.5 hours to cut the 3/16” plate for the I-beam, fit it up, & weld it, and also to cut, and drill the base plate.
