How to Handle Titling on a Rental Property
In general, I wouldn't recommend buying real estate with a rental company that insists on partnering inside your LLC. Why You Can't Transfer Your Rental Property Into Your Self-Directed IRA
Unfortunately, you cannot transfer ownership of a property that you already own into your self-directed IRA. This would be considered self-dealing, as you are a disqualified person via the IRS rules.
