Here’s what you’ll learn:
1. The Seller Pays YOU to Buy Their House
This is one of the best ways to structure a subject-to deal. You take over the seller's mortgage, and in some cases, the seller will even pay you to buy their property! How does this work? Some sellers are in a situation where they want to offload their property quickly and are willing to pay you to take over the payments.
Real Example: I once structured a deal where the seller gave me $500 a month to take over their property and cash out their mortgage. This type of deal works particularly well when the seller is in a tough financial spot and wants out fast.
2. Buy the House Without Paying Anything Out of Pocket
Yes, it’s possible to buy a house with no money out of pocket. In this type of subject-to deal, you take over the mortgage payments, but there’s no need for you to pay anything upfront. This can happen when:
The seller’s mortgage is current.
The house doesn’t need repairs.
The seller agrees to pay the closing costs.
Real Example: I took over a property where everything was in good shape—the seller paid all the fees, and I walked away with a house without spending a dime!
3. Pay Out of Pocket for Back Payments, Closing Costs, or Repairs
In some subject-to deals, you might have to cover back payments, closing costs, or repairs. The seller might be behind on mortgage payments, or the property could need repairs. While you’re putting some money upfront, you’re still getting the property at a great deal and taking over the mortgage.
Real Example: I bought a house where I had to make 3 months of back payments because the seller was behind. Even with this cost, I was able to take control of the property and make a solid return on my investment.
