For Texas homeowners who’s thinking of selling, you may have competition you haven’t even considered, but here’s what you can do about it.

According to a recent Texas Realtors Report, nearly a third (30%) of homebuyers opted for purchasing new construction, over a resale home, and it states this figure is double than what they’re seeing from buyers on the national average.

As a home seller you have to consider the value that buyers are getting from new construction homes. Many times they’re having their interest rates bought down, making the home more affordable.

In addition, builders are also helping cover closing costs, offering design upgrades, move-in packages or modern and custom features which can make buying a new build appealing.

However, as a home seller in the resale market, your strength lies in your location and proximity to desired locations such as: school districts, shopping, entertainment and access to infrastructure or things like mature landscaping or community amenities that can make your home more desirable.

In addition, you may also have the power to compete with the new build market, by being able to negotiate concessions to buyers.

Something else to keep in mind is that a quarter of Texas shoppers are looking for multi-generational homes to share with their adult children, parents or grandparents, so if the home you plan to sell meets this criteria, and it’s located in an establish community, this can really make your home more appealing.

The main thing to remember is, if the price, location, and condition meet the buyer’s criteria and provides them more value than what they have to pay to buy the home, you’ll have a better chance of selling in today’s market.
