No legal access or unclear easements
Zoned in a floodplain or hazard area
Absence of utilities or extreme off-grid challenges
Property has liens or back taxes
Bad neighbors or nearby nuisances (landfills, noise, etc.)
Green Lights
County-approved for septic or already passed a perc test
Low taxes or clear title
Access to water, power, or nearby infrastructure
Located in a growing area (good comps or appreciation)
Seller financing available or flexible terms
