A Full Day 🏃‍♂️ in Property Management — 📸 Inspections, Court Docs 📑, and 📞 Tenant Calls!

Come along with me for a full day in property management — where no two hours look the same, and you have to stay mentally sharp to handle it all.
Here’s how the day went:
1️⃣ Property Inspection & Photos
First stop, a quick check on a rental property. I do an inspection, make sure everything looks good, and take updated pictures. High-quality documentation is critical to protect the homeowner and prepare the home for its next tenant.
2️⃣ USPS Certified Mail
Next, I head to the post office to send out certified mail for an Execution for Money Owed. Paperwork is just as important as inspections — and certified delivery ensures the courts and sheriffs have everything they need to move forward.
3️⃣ Sheriff’s Department
From there, I go directly to the Sheriff’s Department to serve the Execution for Money Owed. These steps keep the legal process moving and show tenants and homeowners that we’re serious about handling business properly.
4️⃣ Property Check-In
Later, I swing by another property to make sure everything is still in good shape. Routine check-ins like these help catch small issues before they become big problems.
5️⃣ Tenant Call: 10-Day Notice to Pay
Finally, I talk with a tenant over the phone who just received a 10-Day Notice to Pay after sending in her rent late. She’s panicked, but I explain the process and reassure her that if she brings her account current, she can stay. Still — rules are rules, and notices must be served to protect the homeowner.
