I've struggled a little with this for the last month or so, and I see the question being asked often in the global char, so I figured I would make a video showing where all the locations of the clues are at.

Also, as for the Catwoman tier: yes, it is in her room. The item is the wine on her table.

To unlock the Catwoman room, you just need to complete stage 2 of exploration.
