Got a call today from a tenant who was very upset about receiving a 10-Day Notice to Pay. She thought it meant she was already being evicted… but that’s not the case.

Here’s the truth ⬇️

The 10-Day Notice is NOT an eviction.

It’s a required legal step by the county courts before we can even file for eviction.

It’s essentially a warning: pay your account current within the timeframe, or the legal process will move forward.

This tenant does usually pay, but always waits until the grace period is almost over. That’s why she got the notice. If she would simply pay on the 1st of the month, no notice would’ve been issued at all.

💡 In property management, it’s about clarity:

Tenants often misunderstand notices as evictions.

Landlords and property managers are simply following required legal procedures.

Staying current on rent avoids the stress, confusion, and potential court filings altogether.

This was a good reminder that communication matters. Sometimes we’re not “the bad guys” — we’re just doing what the law requires to keep the process consistent and fair.
