👀 Inspection’s done — but without THIS signed form 📝, we can’t take the property 🏠 back...

Just finished my inspection on this recently vacated property, and now it’s time to talk about the next step.

Here’s the situation:

The tenant has moved out and left belongings behind.

Before we can declare the property fully vacant, we must have a signed form from the tenant confirming they’ve vacated and are relinquishing rights to any personal property.

Without this documentation, taking possession can appear to the courts as a “self-help eviction.”

⚠️ And let’s be clear: self-help evictions are illegal.
That means no landlord or property manager can just lock out a tenant, throw out belongings, or repossess a property without following the legal process. Doing so opens the door to lawsuits, fines, and liability.

💡 The correct process looks like this:
1️⃣ Inspect the property and document its current condition.
2️⃣ Obtain a signed termination form from the tenant.
3️⃣ Only then can we move forward with cleaning, repairs, or marketing the home for new tenants.

It’s not about dragging things out — it’s about protecting the homeowner, protecting the property manager, and keeping everything 100% legal.

The inspection is done, the notes are ready, and now it all comes down to the paperwork.
