Out today marking up a newly built home with blue tape for the upcoming final builder warranty inspection. This process is all about noting every little defect — paint touch-ups, drywall cracks, trim gaps — so the builder fixes it before the warranty period expires.

But today was extra fun because the tenant’s young son wanted to help out! 👦 He was full of energy, pointing things out, and shadowing me as I worked through the house. At one point, he even asked if he could climb my ladder… but I told him, “Your mom would be very mad at me if I let you do that.” 😂

It was a good visit overall:

✅ We marked up the home thoroughly with blue tape

✅ Had some laughs and fun with the little one

✅ Set the stage for a smooth final inspection

💡 These walkthroughs aren’t just about tape and repairs — they’re about connecting with tenants, making the process less stressful, and ensuring the homeowner’s investment is protected while the tenant’s living experience improves.

Now we wait for the builder to come through, fix it up, and close out the warranty properly.
