Today I’m getting ready to inspect a property that has a new tenant moving in. Everything is coming together, but there’s one thing to clear up: the lawn.

Tenants sometimes expect the grass to be freshly cut on move-in day, but in this case — lawn maintenance is their responsibility. Sorry, but lawn care is not included in the rent.

As a property manager, it’s important to set expectations early:

📝 The lease clearly states that tenants are responsible for routine lawn care.

🌱 That includes mowing, trimming, and keeping the yard maintained.

🚫 Landlords aren’t obligated to provide landscaping unless it’s specifically written into the lease agreement.

💡 Why it matters:

Keeping up with the yard is part of respecting the property.

It protects the homeowner’s investment.

It helps keep the neighborhood looking good (and keeps HOA happy, if applicable).

👉 So while the tenant may not love hearing it, the rule is simple: you rent the home, you maintain the yard.

Clear communication now avoids frustration later — and keeps everything professional, fair, and in line with the lease.
