Time to serve a Summary Ejectment ⚖️🚔 — this is how we legally evict tenants for unpaid rent 📝👀

Today I’m heading to the Sheriff’s Department to serve a Summary Ejectment. This is the official step where the tenant (defendant) is delivered notice that they must appear in court for their hearing.

This filing is essentially suing the tenant for unpaid rent. If the homeowner (plaintiff) wins, the magistrate will grant repossession of the property. In some cases, the homeowner may also decide to seek financial compensation for the delinquent rent and other charges.

Here’s why this step is so important:

📝 Without proper service of the Summary Ejectment, the case can’t proceed in court.

⚖️ This ensures the tenant has been legally notified and given the chance to appear before the magistrate.

🏠 For the homeowner, it’s the critical step to reclaim possession of their property and move forward with new tenants.

💡 The process up to now:

Grace period has already passed.

A 10-Day Notice to Pay or Quit was served.

Rent still hasn’t been paid — so the Summary Ejectment is filed and served.
