Today Iโ€™m taking my last Summary Ejectment serve to the county courthouse. This is the final step to officially get a court date and move forward with an eviction case against a tenant who hasnโ€™t paid their rent.

Once filed, the process plays out in three possible ways:

๐Ÿ’ต The tenant pays their delinquent account in full and stays in the home.

๐Ÿšš The tenant vacates voluntarily before the hearing.

๐Ÿš” If they refuse to leave and donโ€™t pay, we take it to court. If the magistrate rules in our favor, we then file for a Writ of Possession, where the police forcibly remove the tenant and we lock them out of the property.

๐Ÿ’ก Why this step matters:

Without filing at the courthouse, thereโ€™s no court date and no legal grounds for eviction.

It protects the homeownerโ€™s rights while ensuring tenants are given their legal opportunity to respond.

It keeps everything in line with North Carolina law โ€” professional, documented, and enforceable.

This is where all the notices, deadlines, and paperwork lead. Filing the ejectment gets us in front of the judge and one step closer to resolving the case.
