Headed out today to do a check-up on a property after the tenants vacated… and ummmm… where’s the refrigerator?

This isn’t good. Appliances like refrigerators are typically considered part of the home and must remain unless otherwise agreed in writing. Discovering it’s missing after move-out raises some serious red flags:

📝 Was it accidentally removed or intentionally taken?

💰 Who’s responsible for replacing it — the tenant, homeowner, or property manager?

📸 Proper documentation is key to protect the homeowner’s investment and to pursue damages if needed.

💡 Why this matters in property management:

Tenants are required to leave the home in the same condition it was provided, appliances included.

Missing appliances = added cost, delayed turnover, and unhappy homeowners.

This is why move-in/move-out inspections (with photos) are so critical. They give us proof of what should be there.

👉 Now the focus shifts to:

Document the missing refrigerator.

Notify the homeowner.

Determine next steps (charge against the tenant’s deposit or pursue further collection).

This is the not-so-glamorous side of property management — making sure homes are properly cared for and holding tenants accountable when they’re not.
