Landlord responsibilities
Follow the law: Landlords must have "good cause" for eviction, which includes serious or repeated lease violations, non-payment of rent, or fraud.

Provide proper notice: The landlord must issue a formal notice to the tenant, stating the reason for eviction and the date by which the tenant must comply or move out.
Notify the PHA: A copy of all legal documents, including the notice and any court filings, must be sent to the PHA.
Follow the court process: Eviction must go through the courts. The landlord cannot simply remove the tenant.
