🚨 INTEREST RATES ARE KEEPING YOU POOR - Here's the Math They Don't Want You to See
I'm Steve Hise, and I'm about to expose the biggest lie in real estate right now - the idea that you should "wait for interest rates to drop."
Every single day, I talk to qualified buyers who are ready to purchase. They have the down payment. They have stable income. They've found houses they love. But they're sitting on the sidelines for ONE reason:
"Steve, interest rates are just too high. I'm going to wait until they come back down."
And every single day, I watch those same buyers lose money because of this flawed strategy.
Let me show you the REAL math - the math that the media isn't showing you, the math that everyone gets wrong.
📊 THE SCENARIO EVERYONE THINKS MAKES SENSE:
"I'll wait for rates to drop from 7% to 5%, then I'll buy."
Sounds logical, right? Lower rate = lower payment = better deal.
WRONG.
Here's what actually happens:
SCENARIO A - BUY NOW:
Purchase price: $400,000
Interest rate: 7%
Down payment: $80,000 (20%)
Loan amount: $320,000
Monthly payment: $2,661
Total interest over 30 years: $638,000
SCENARIO B - WAIT FOR RATES:
Purchase price: $450,000 (same house, 12 months later)
Interest rate: 5%
Down payment: $90,000 (20%)
Loan amount: $360,000
Monthly payment: $2,416
Total interest over 30 years: $509,000
At first glance, Scenario B looks better, right?
Lower monthly payment ($245/month savings)
Lower total interest ($129,000 savings)
But look at what you're NOT seeing:
❌ You paid $50,000 MORE for the house ❌ You needed $10,000 MORE for down payment
❌ You lost 12 months of equity building ❌ You paid 12 months of rent instead of building equity ❌ You lost 12 months of property appreciation ❌ You lost 12 months of mortgage interest tax deductions
Let's break down the REAL cost:
That $50,000 price increase? At $245/month savings, it takes 204 MONTHS (17 YEARS) just to break even on the extra you paid for the house.
But wait, it gets worse:
12 months of rent: $24,000 (conservatively)
Lost equity from 12 months of payments: ~$8,000
Lost appreciation (3% annually): $12,000
Additional down payment needed: $10,000
REAL TOTAL COST OF WAITING: $104,000+
And that's assuming prices only go up $50K. In many markets, they'll go up MORE because when rates drop, what happens?
EVERY BUYER WHO WAS WAITING FLOODS BACK INTO THE MARKET.
Demand explodes. Inventory disappears. Prices JUMP. You're competing with 10-20 other offers again. Bidding wars return. You're waiving inspections to compete.
Congratulations - you got your 5% rate, but you paid $100K more for the house and waived your inspection. Great trade.

Buy the house NOW at today's LOWER price
Lock in your purchase price forever
Build equity immediately
When rates drop, REFINANCE (takes 30-45 days)
Now you have BOTH - low price AND low rate
This is called "MARRY THE HOUSE, DATE THE RATE."
Your interest rate is TEMPORARY. You can change it anytime through refinancing.
Your purchase price is PERMANENT. You can never renegotiate it.
💡 REAL EXAMPLE FROM MY CLIENTS:
I had a buyer in 2022 who wanted to wait for rates. I showed them this exact math. They bought at $425K with a 6.5% rate.
Fast forward to 2024: That same house is now worth $485K. They refinanced to 5.8%.
Their neighbor who "waited for rates"? Just bought the same model for $485K at 6.2%.
My client: $425K purchase, 5.8% rate, $60K in equity Their neighbor: $485K purchase, 6.2% rate, $0 equity
Who made the smarter decision?
