This part of SB10 scared me the most. Title professionals came in and said it clearly. If this bill passed as written, they would leave Nevada. That means no title insurance.

Title insurance is what confirms a clean title. It verifies the seller has the legal right to sell and protects the buyer if a claim shows up later. Title stands behind the deal and handles the legal fight. Roughly ninety-five percent of home sales rely on this protection.

Without title insurance, normal buyers are locked out. No lender closes deals without it. Sellers then lose the ability to sell. The only people left standing are ultra-wealthy cash buyers who absorb legal risk and fight battles on their own.

That shifts the market overnight. Families lose mobility. Home equity freezes. The system stops working for regular Nevadans and tilts toward billionaires.

This is not speculation. Title said it plainly. SB10 put Nevada housing at risk by removing the foundation that keeps transactions safe and trusted.
