Tenant Late on Rent 💵 — Show Grace 🤔 or Go to Court...? ⚖️

Talking with a tenant today who’s late on rent — and now I have a decision to make.
Do I:
✅ Cut him a little slack and maybe delay some fees to help him get caught up before the next payment?
❌ Or do I stick to the lease, proceed with court, and protect the homeowner’s investment?
This is the tough balance in property management:
Show too much kindness, and it might come back to bite you when the tenant keeps falling behind.
Stick too hard to the rules, and you risk losing a tenant who may just be going through a temporary setback.
Only God knows the future — but as a property manager, I have to weigh both the legal process and the human side. At the end of the day, the lease is the lease: Pay to stay, or risk eviction.
This is real life in property management — the hard conversations, the tough calls, and the fine line between grace and accountability.
