Prepping for Final Builder 🛠️🏡 Warranty Inspection — Blue Tape Walkthrough! 🔵

Today I’m prepping a home for its final builder warranty inspection — a very important milestone for the homeowner.

When a new home is built and purchased, it typically comes with a 1-year builder’s warranty. At the end of that year, the builder comes back for one last inspection to note any defects, touch-ups, or settling issues that need to be corrected before the warranty expires.

Here’s how I prepare:

🔵 Walk the home carefully with blue tape to mark every spot that needs attention (paint cracks, drywall blemishes, nail pops, trim issues, etc.)

📝 Document anything structural or functional that the builder must address

🛠️ Ensure the homeowner is fully covered before the builder officially hands off responsibility for the home

💡 This process is critical:

Protects the homeowner’s investment

Holds the builder accountable for quality

Ensures the property is in its best condition before tenants (or the owner) move forward long-term

By taking the time to tape and document properly, we make sure nothing gets overlooked. It’s not just a walkthrough — it’s the homeowner’s last chance to have the builder handle defects on their dime.
